Which Raynor Models This Applies To

Raynor has used a few different bottom seal profiles over the years, and not all of them interchange. The most common setup is the round bead seal that slides into a retainer on the bottom of the door. On older Raynor Aspen and Centura lines, you’ll typically find a 3/16-inch bulb bead. On their steel commercial-style residential doors and the Quantum line, it’s often a larger 1/4-inch T-channel. If you’ve got a Raynor door with an aluminum retainer strip screwed to the bottom panel, the seal slides out one side once you release the end screws.

Here’s the gotcha we see in Seguin garages more often than anywhere else: the retainer itself is bent or corroded, and the owner assumes the rubber failed. You can slide a brand-new seal into a bent retainer and still get light, bugs, and water under the door. We check the retainer on every weather seal job.   • Daylight under the door in the morning. The seal’s compressed and won’t recover. Once that happens, it’s done. No treatment or adjustment brings it back.
  • The bottom of the door sits in water after a storm. Seguin gets real downpours. If your garage floor is wet along the bottom panel line, the seal isn’t making contact. That’s the start of rust on steel panels and warping on wood.
  • Field mice or roaches getting in. A gap of half an inch is a highway for critters that squeeze through anything. You’ll see droppings near the corners where the seal has pulled from the track.
